What the show has actually said

The expensive part of a roof claim is rarely the roof. It is the deductible, the paperwork, and the two or three sentences in a policy that decide whether you get a new roof or a check for a depreciated one.

Start with the deductible, because that is the piece contractors get loudest about. Texas House Bill 2102 made it an offense for a contractor to advertise or offer to pay, waive or rebate an insurance deductible, and Craig and Kevin took the argument apart on Beyond the Summit after a viral thread full of roofers insisting otherwise. The point that ends it is simple: the only way to show a deductible was paid when it was not is a fraudulent invoice. On Raising the Roof, Jeremy Fain of Priority Roofing said the same thing from the contractor's side.

Then the policy itself. On the homeowners insurance episode, agent Jarrod Tucker laid out replacement cost against actual cash value, the one percent deductible, and the scheduled property riders that cover what the base policy does not. Seth Cox and Kristopher McDaniel carried it forward after the California wildfires: roofs moved to actual cash value, post bind inspections, carriers pulling out of markets, and policies changing at renewal.

Can a roofer pay or waive my insurance deductible in Texas?

What is the difference between replacement cost and actual cash value?

Replacement cost pays to put a new roof on. Actual cash value pays what the old roof was worth after depreciation, which on an older roof is a fraction of the job. Jarrod Tucker explained the distinction on the homeowners insurance episode, and Seth Cox and Kristopher McDaniel described carriers moving roofs onto actual cash value as the market tightened.

What is a post bind inspection?

An inspection the carrier runs after your policy is already in force. Seth Cox and Kristopher McDaniel covered it on the California wildfire episode: coverage gets written, then somebody comes out to look, and what they find can change the policy at renewal or end it.

Should I repair the roof or replace it?
